A blocked drain rarely arrives without warning. Water takes a little longer to leave the basin, the bath gurgles when the washing machine empties, and one day the toilet stops clearing. For most household blocked drains, the right tools are plungers, hand and machine rods and, where the build-up is heavy, water jetting. Urgent Drain Unblocking
Some blockages are an inconvenience; others make the house unusable. If your only toilet is out of action, sewage is backing up into a shower tray or ground-floor WC, or a manhole in the garden is overflowing, treat it as urgent. Until the drain is cleared:
- Stop running taps, showers, the dishwasher and the washing machine, as every litre has to go somewhere
- Do not keep flushing a toilet that is not clearing
- Avoid chemical drain cleaners on a full blockage; they sit in the pipe and make the job hazardous for whoever clears it
- Lift the manhole cover, if you can do so safely, to see whether the chamber is full or empty
That last check is useful. A full chamber means the blockage is further down; an empty one means it is between the house and the chamber.
Prices Agreed Before Work Starts
You will know the price before a rod goes down the drain. Once we have seen the problem, we explain what we think is causing it, what clearing it involves, and what that costs. You agree, then we start.
Drain work has one honest complication: you cannot always see the cause until the first blockage is out. If clearing reveals something bigger, such as a collapsed section, a root mass or a displaced joint, we stop and talk it through. Any further work, whether jetting, a camera survey or a repair, is priced separately and only goes ahead if you want it to.
What affects the cost is mostly access and the nature of the blockage. A sink trap full of grease is a short job. A long run under a garden with no nearby access point takes longer, and a drain choked with roots or scale needs more than rods.
Domestic Blocked Drains and Sinks
Inside the house, most blockages are close to the fitting. A kitchen sink usually clogs with fat and food in the trap or the first bend of waste pipe. Basins and showers collect hair and soap. Toilets block with wipes, cotton buds and too much paper at once.
We work from the nearest point outward: traps cleaned, waste pipes rodded, toilets plunged or augered. If several fittings are slow at once, the problem is further down, in the soil stack or underground drain, so we move outside to the manhole.
Outside, the yard gully that takes the kitchen waste and the rainwater downpipes is a common trouble spot, packed with leaves and grease. Clearing it and fitting a proper grid often solves a recurring smell. Watch for the thin plastic condensate pipe from a condensing boiler that often runs to the same gully: if it blocks or freezes, the boiler locks out, and that becomes a boiler repair visit rather than a drain job.
Commercial Drain Clearance

Rods push through a blockage. Jetting cleans the pipe. A jetting hose carries a nozzle that fires water backwards at high pressure, pulling itself along the drain while scouring the pipe walls. It is the right tool when the problem is build-up rather than a single plug: grease lining a kitchen run, scale in an older clay pipe, silt from a garden gully, or fine roots that have crept through a joint.
A drain that has been rodded open but not jetted can often block again within weeks, because the coating that caused the first blockage is still there. Jetting removes it, giving the full bore back.
Jetting is not always appropriate. A pipe that is already cracked or displaced can be damaged further by high pressure, which is why, if there are signs of structural trouble, we look before we jet. On pitch fibre pipes, found in some mid-century housing, extra care is needed for the same reason.
Drain Repairs and CCTV Diagnosis
When a drain keeps blocking, smells when clear, or there is a damp patch or subsidence near a run, the answer is usually a camera survey. A small camera on a push rod travels along the pipe and shows cracks, root entry, displaced joints, sags where water sits, and collapsed sections.
Before any repair, it is worth knowing who owns the pipe:
- Your own drain: the pipe serving only your property, within your boundary, is normally your responsibility
- Shared drains and sewers: pipes serving more than one property, and the public sewer, are usually the water company's responsibility
If the survey shows the fault is on a shared section, contact your water company, as they generally deal with it at no charge to you. What Causes Blockages and How They're Cleared
Nearly every blocked drain comes down to something that should not be in it, or a pipe that has changed shape. Common causes and the usual treatment:
- Wet wipes, sanitary items, cotton buds: they do not break down. Rods or an auger pull them out.
- Cooking fat and oil: liquid when poured, solid when cool. Jetting clears the coating.
- Tree roots: the leafy streets and bigger gardens around Beckenham mean mature trees near old clay drains. Roots enter through joints and form a mesh. Cutting and jetting clear them; a repair stops their return.
