Most boilers give very little warning before they stop. A worn seal, a partly blocked condensate trap or a sticky fan can run unnoticed for months, then fail on the first cold night. A boiler service is how those small faults get found while they are still small. Boiler Service Overview
A service is not a quick glance at the pressure gauge. The engineer isolates the boiler, removes the casing and works through the parts that wear, clog or drift out of adjustment over a year of use. The aim is simple: confirm the boiler is burning safely and efficiently, and catch anything that is starting to fail.
Here is what a typical visit covers:
- A visual check of the boiler, pipework, flue route and terminal for damage, corrosion or signs of leaks
- Flue and combustion analysis using a calibrated flue gas analyser
- Inspection of the burner and heat exchanger, with cleaning where the readings or condition call for it
- Cleaning or checking the condensate trap and pipe
- System pressure and expansion vessel charge
Controls and safety devices are then tested, and you receive a written record of the work and readings.
Annual Boiler Service and Safety Checks
The flue gas analyser is the heart of the safety side. It reads the carbon monoxide and carbon dioxide in the exhaust and gives a ratio that shows whether the burner is mixing gas and air correctly. A poor ratio can point to a dirty heat exchanger, a failing fan or an incorrect gas setting, all of which are corrected before the boiler goes back into use.
The engineer also checks that the flue is sealed and running to a safe terminal position, that the boiler shuts down properly when a safety device trips and that the gas pressure is right at the appliance.
Why every year? Many manufacturers require annual servicing to keep their warranty valid, so check your warranty terms and keep each service record somewhere safe. If your boiler is a long way past its prime, the service report will say so plainly, and a new boiler installation can be discussed without pressure.
Boiler Fault Diagnosis and Repairs
Sometimes a service turns up more than dust. A cracked condensate pipe, a weak expansion vessel or a pump that is starting to labour are common finds in boilers that have gone a few years without attention.
When that happens, you are told what was found, why it matters and what fixing it involves before any extra work is done. Minor adjustments and cleaning are part of the service itself. Replacement parts are quoted separately so you can decide.
Faults that show up in the rest of the heating system are noted too. Cold spots at the bottom of radiators, for example, usually mean sludge, and a stuck valve or leaking radiator may need its own radiator repair visit. Nothing is hidden in the report: if the boiler is safe but tired, you will hear that; if something is unsafe, it will be made safe and explained in writing.

Booking Around Faults and Urgent Problems
A service is planned work, so it is usually booked for a date that fits your week. Plenty of people choose late summer or early autumn, before the heating is needed every day, so any parts can be ordered without a cold house waiting on them.
If your boiler is already misbehaving, say so when you book. A boiler that is locking out, losing pressure or showing a fault code needs diagnosis first, and the service can often be done on the same visit once the fault is dealt with.
If you can smell gas, do not wait for a booking. Turn off the gas at the meter if it is safe to do so, open windows, avoid switches and flames, and call the National Gas Emergency Service. Once the supply is made safe, tell us in the form that it is urgent so the job is triaged first.
